The outside of the building, under one contractor.
When an occupied building has to be opened up, Paragon is the general contractor. The wall is walked and
photographed first. The price follows that record. Residents stay in their units.
New buildings are part of the work. In 2021 Paragon finished The Moments of Lakeville, 60 apartments of
memory care and enhanced assisted living. In 2019 the company did the envelope at Lake West, an office in
Minnetonka of about 60,000 sq ft.

Differential settlement opened the fourth-floor flashing and waterproofing: doors, windows, and the brick
ledge. Paragon replaced those windows and doors, the cladding, the weatherproofing, and the flashing, with
the forensic engineer.
Years of deferred maintenance. Decks and sheathing came off, deteriorated framing was corrected, and new
windows, doors, siding, and exterior insulation went on. At the pool, hidden structural damage meant a new
steel roof deck, new columns, and a two-story curtain wall.
The decks were leaking. Encompass Engineering found the EIFS sealed so tight that moisture stayed in the
wall, and the deck framing under it was damaged. Paragon took the decks off, shored the roofs of those
units, rebuilt the decks, and replaced the EIFS.
Phase two is a 3-story, 60-unit memory care and enhanced assisted living building, finished in 2021.
Local architects led the design. Paragon ran pre-construction, project management, finishing, and
specialty design.

Once they opened up the siding, we were horrified to see a significant amount of damage to our buildings
from water intrusion over the years. Paragon went above and beyond to help us navigate that, talking with
homeowners and the board to reassure us that they could make everything look as good as new, which they did.

HOA board member
I highly recommend Paragon Commercial Builders based on my recent experience with the company. I had the
opportunity to interact with them as a member of an HOA board that hired Paragon to complete an
approximately $3.5 million exterior renovation project.

Highly recommend. Paragon is just finishing a project that includes our townhouse. Like any large update,
there were several challenges, and they were innovative and persistent. The project manager and the crew
were very responsive to my questions, were respectful of my home, and did quality work. My siding and decks
look great!

If you're part of an association trying to tackle a big renovation project, do yourself a favor and call
Paragon. We went through months of red tape: city permitting delays, board approval hurdles, you name it.
Paragon stuck with us through all of it. A lot of contractors would have walked. They didn't.

Our association engaged Paragon for a comprehensive renovation project, and their performance throughout
exceeded expectations at every stage. From the outset, this was a demanding undertaking that required not
only technical expertise but also patience, adaptability, and a commitment to seeing the project through.

Our HOA hired Paragon for a siding project that became complicated with many repairs being needed in
addition to it. The company went above and beyond to take care of our properties. Excellent workmanship and
highly recommended. Our homes are beautiful! Thank you.
“Paragon is finishing a $3.5 million project for our HOA, and as President of our Board, we are quite
impressed with their fantastic work. I would hire them in a heartbeat to do any future work.”

Every deck and porch has been rebuilt. Rotting cedar siding has been replaced. The new
decks are DuxxBak.
After the siding came off, water damage was in the wall. Windows from an earlier hail and wind claim were
coordinated with the window company on that claim. Several homeowners later hired Paragon for their own units.
Jane Tunseth is the board president. The association job is still being finished.

HOA and condominium boards, townhome associations, apartment owners, and property managers. Paragon is
also the general contractor on commercial buildings. Lake West, a Minnetonka office, is one of those jobs.
Can the work happen while people live in the building?
On the repair jobs, residents stay in the building while the outside is opened. The Moments of Lakeville
was a new 60-unit senior building, finished in 2021.
What happens on a walk?
Paragon walks the elevations and photographs the wall, including failed flashing and soft sheathing. A
written scope follows within a week.
What is an Exterior Risk & Capital Assessment?
A condition report the association owns. Seven systems, scored Stable, Monitor, or Priority, with ground
photographs and thermal images from night flights. A reserve study prices the parts over time. This report
records what the roof, walls, and openings are doing now.
Does the board have to hire Paragon after the report?
No. The report stays with the association either way. If the board bids the construction, ask Paragon for
one of the three numbers.
